How we work, and what it costs.

Three phases, in the order a project actually happens. Take all three or start anywhere. Every number on this page is a published starting point, not a quote. A walk-through turns it into one.

Design + Build

Finish direction, materials, fixtures, and lighting. Contractor coordination and site review. A furnishing plan that tells the next phase exactly what to buy.

Defined deliverables, a defined number of revisions, and a schedule we both sign. If the scope grows, the fee grows with it, in writing, before the work happens. That is not a hedge. It is the reason the engagement stays pleasant.

Furnishing + Art

Furniture, lighting, rugs, art, and accessories, specified for the house. Bought in your name at our trade pricing when you want to keep them, or rented for the listing period when that makes more sense.

We manage sourcing, vendors, lead times, substitutions, damage claims, delivery, and installation, and we charge 20% of the purchase or rental total for doing it. Freight, receiving, storage, movers, and installers are billed to you directly by the vendor, at cost. Nothing is marked up on the way through, and nothing we bring into the house is ours.

Styling for Market

The final edit before the photographer arrives. Every room read for the camera, and for the person walking through it on a Saturday.

Styling is a one-time fee. For a vacant listing we source the furniture package, bought in your name if you want to keep it or rented for the listing period if you do not, and we manage it either way. For a house that is already furnished, which is most of the good ones, we edit what is there, fill the gaps, and style the whole thing.

What we do not do

Questions, answered

Why publish your fees?

Because the people we want to work with prefer to know. A developer deciding whether to bring us in should not have to book a meeting to find out how we charge. A published starting point saves everyone a conversation that goes nowhere.

Can we do only one phase?

Yes. Plenty of projects start with styling for a listing, or with furnishing a house that is already renovated. The three phases are the order a full project runs, not a bundle you have to buy.

Who owns the furniture and art?

You do, or the rental company does. Never us. When you want to keep the furnishings, they are bought in your name at our trade pricing and they stay, convey with the sale, or move with you. When a listing only needs furniture for a season, we rent a package on your behalf and it goes back when escrow closes. We charge the same procurement fee to manage either, so we have no reason to steer you one way or the other.

What do you need from us to quote a project?

A walk-through of the house, or plans and photographs if it is not standing yet, and an honest conversation about the timeline and the budget for construction and furnishings. We come back with a written scope, the fee for the phase or phases involved, and the number of revision rounds included.

Do you work with our contractor or bring your own?

Either. We have trusted trades in the desert and are glad to introduce them, and we are equally glad to work alongside a builder you already have. Our page for architects, builders, and developers explains how that arrangement works.
