Design + Build
Finishes, fixtures, materials, and the trades who install them. We run the renovation so you are not managing subcontractors from Los Angeles.
Furnishing + Art
Furniture, lighting, rugs, and original artwork, specified for the house and bought in your name or rented for the listing. We manage sourcing, vendors, lead times, and installation.
Styling for Market
The final edit before the photographer arrives. Every room read for the camera, and for the person walking through it on a Saturday.

We sell judgment, not sofas.
We do not keep a warehouse of furniture, so we are never trying to place ours in your house. When a house needs furnishing, we specify what belongs there and you choose how to pay for it: buy it in your name at our trade pricing and keep it, or rent a package for the listing period and send it back when escrow closes. Either way, the decision gets made for the house, not for our inventory.
