We are the side of the project that decides what goes in the rooms and how the whole thing photographs. If you are building something good and you do not want to be the one picking tile, choosing a sofa, or explaining to the owner why the lighting matters, that is us.

Finish, fixture, and material specification
Decided early, labeled, and on site with samples in hand, so your crew is never waiting on a tile choice.

The owner conversations about aesthetics
Why the lighting matters, why the cabinet pull is wrong, why the wall should not be that color. We have those, so you can build.

Furniture, lighting, rugs, and art
Specified for the house, then bought in the owner’s name at our trade pricing or rented for the listing. We manage sourcing, lead times, and delivery.

Installation direction and the final styling
We are there when the furniture arrives and we stay until the photographer leaves.

A finished house, styled and shot properly, is the best marketing either of us will get from the project.
Next to a general contractor
We are not the contractor.
We do not bid your scope, we do not run your subs, and we do not go around you to your client. We show up with decisions made, samples labeled, and a phone that gets answered. When something on our side is holding you up, we want to hear about it the same day, and we will fix it the same day.
We have restored a historically designated Krisel and run a three-month whole-house renovation in Bel Air. We know what a schedule is and what a change order costs. The designer who creates the change order and blames the builder is the one you have met before. That is not the arrangement here.
What it costs you
Nothing.
The owner engages us and pays us. Our fees are published on the How We Work page, so there is nothing to negotiate on your behalf and no markup passing through your invoice. Furnishings are bought in the owner’s name or rented for the listing; none of it is ours. Movers, installers, and trades bill the owner directly.
What you get is a finished house that photographs like the project you actually built, an owner who has stopped calling you about paint, and a studio that will send the next good one your way.
